What Are RAK Property Transfer Costs?

Ras Al Khaimah (RAK) offers some of the most competitive property buying costs in the UAE. RAK Municipality charges a 2% transfer registration fee from the buyer (the seller pays a separate 2%), with a fixed AED 2,000 admin fee. Total government costs are significantly lower than Dubai, making RAK an increasingly attractive emirate for property investment.

Property Types in RAK

Ready — Resale (Secondary Market)

A completed property being transferred from an existing owner. The standard 2% buyer-side transfer fee and AED 2,000 admin fee apply.

Ready — New (Primary Market)

A completed property purchased directly from a developer. Same municipality fees apply. Some RAK developers absorb the buyer's transfer fee as a promotional incentive during launches.

Off-Plan

Property purchased before or during construction. Standard transfer fees apply at the time of registration. A developer NOC is required for any secondary market resale before handover.

Key Rules for RAK Property

  • 2% + 2% structure — RAK officially charges 2% to the buyer and 2% to the seller separately. Unlike Dubai, buyers don't customarily cover the seller's portion. Always confirm who pays what in your Sale & Purchase Agreement.
